Exactly how is she "ruining" your property? Is it something you can take pictures of to show a judge? Is she paying you any rent, and is she behind in it? Read up on the Wa. LL/T laws, and give her notice to move LEGALLY. Then go to court to evict her if she doesn't move. Check with an attorney and see if you may be able to get a restraining order against her.

Her dogs are ruining my lawn/flower beds (and so much more etc.) The reason we want her out is because she is lying and saying awful things to the rest of the family. We asked her to be out by the first (was more than 20 days notice) and she said we couldn't kick her out! I was trying to not contact an attorney but I may just have to do so :-/

    The reason she said you can't kick her out, is because she knows the LL/T laws and the eviction laws of your state better than you do. Which is exactly why you need to read those laws over several times, AND hire an attorney ASAP. Even if you do all that, it could still take 1-2 months before she is actually out. After talking to an attorney, you may even find it cheaper and faster to pay her $1,000 to move. The biggest problem you will have, is to be able to become emotionally DETACHED from her and other family members that are going to side with her when you try to evict her. If you can't do that , plan on her being with you for a very long time.

    You threaten her and throw all her stuff out. Then change the locks. She will go away eventually.
    Or give her a notice to leave the premises, and follow it up with an eviction notice. But she is probably not even paying any rent, correct?

      She is helping with part of the bills, but there was no contract signed or anything. We thought it would be a short stay and $300 barely covers the 'extras' that we have been paying since her being here. We were ok with that part at first..but when she started getting nasty it pretty much all went down hill.
