Will tenants try to get repairs done? by babbles (GA) on May 20, 2016 @21:51

Is it common for tenants to try and get repairs done at the LL expense right before they move. My tenant is exactly one week from departing and they are saying the upstairs shower knob is not working, it just spins around (like it did when they moved in). Looking back at the move in checklist, I specifically stated the knob was to be repaired and my handyman did the work on May 26, 2015 right as they moved in. Would you charge it to them or is it just wear and tear that I will just take care of? BTW, the handyman will be present at the walk through when they move.

Seriously...if it was fixed and keeps breaking you need to have it looked at and fixed properly. Dont dare try to pin this on the tenant or charge them for it. Normal wear and tear, especially given the fact that it has a history of breaking.

My guess is that the part itself is a cheaply made one from China or some other foreign country. It was broke when the current Ts moved in , and was fixed/replaced then. Now the same part is broken again. Since the shower is going to have to be working properly for any new Ts moving in, if the current Ts will let your handy-person in now, have him/her put on a more expensive part that hopefully will last longer. Don't charge the T for this, as there is no way to prove they it broke from their negligence. This is also a good way to get someone in the place to report back to you on how they are progressing on their move out.
