Hi everyone, I haven't posted in a while but I think you can help with your take on this.

My former tenant from a few years ago has raised his nasty head because he turns out to work with the husband of my newer tenants in another property.

Because we kept his deposit for all the damages and unpaid rent, of course he is not pleased with us and feels he should have gotten all his deposit back... the judge didn't feel that way either Lol!

Well, he is close to successfully poisoning my current tenants against us who now are asking lots of questions about getting their deposit back and not renewing their lease.
Of course I said we'll return the deposit back as long as the rental is returned as agreed.
Any tips?

Aside from the drama aspect, just handle it as a normal end of lease situation. Send the notices, do the walk thru, etc. Don't get emotional or get into arguments with tenants.

how about a conversation along the lines of:

as you know there are always 2 sides to a situation. You've heard one side. You won't hear our side because we don't discuss former tenants or their situations with anyone. BUT, you've rented from us for xx months now and as you can see we've treated you fairly and we've maintained the property. That's because you've been -- good/great/whatever adjective you want to insert -- tenants and we anticipate our relationship to continue as it has been, no matter what did or didn't happen with another family.
