Since the notice to pay or quit is specific about what the tenant must pay, ie the rent for January plus late fee, there is no doubt that it will have long since "expired" as I would guess the tenant finally got around to paying January and probably now owes for April/ May.

It post says March not January. It doesnt expire even if you put it in quotes.
