How do you use paypal for free? Do you tell them to use the "Pay a friend" option? I've found that a little awkward and some people still do the "pay for goods/services" option and I get charged.

Yes, and you can't prevent them from having an underfunded account and still getting charged the fees when it goes to a credit card. Also, Paypal is extremely easy to dispute a payment and have it charged back.

Provide written instructions. Test it out with $1.00 first before doing the entire rent. It's only weird the first time. You can't dispute since there is no sale (it isnt ebay).

Use the "friend" option. PayPal Purchase Protection is designed to cover buyers in transactions for goods and services. Personal payments fall outside of this coverage. It's 100% safe for you.
