Im only addressing the first thing that sticks out like a neon sign and that is the fact that you feel that you can terminate a lease without court action. Just because its under market, tough, you have a LEASE that you must legally honor until its conclusion. Furthermore, if indeed you have a LEASE, you cant just issue a 30/60 day term notice. I suspect that what you mean is that you operate with a mtm rental agreement. Let us know if thats the case and then we can go forward.

oops, sorry, I didn't clearly stated that, the original lease is 1 year term, then it becomes month-to-month with same terms. The lease was signed 3 years ago. While it was on month-to-month bases, I removed and added tenants per their request. Now I don't want to continue with this any more. Giving the rent is below market value at least 25%, I want to start new lease with new rate instead of increasing rent. It is just so happened that one of the tenant informed me to move out again. So I just take this opportunity to ask them all moving out together. It is good that all of them has signed on the 30 days notice. Just one roommate wanted to find new roommates and stay... I am just wondering if any violation if I sign new lease with some of existing tenant plus new tenants with rent increased 25% higher.
