Fred - generally I would not call the authorities on my tenants. #1 - if they "raid" the place, they are going to rip it up - and you are going to be left with the mess and cost to repair. #2 - they can't and won't bring a drug dog in to sniff around just because the landlord says there are drugs. They all have their own procedures of building their cases some of which are certainly locale specific. #3 - if they haul the tenant off to jail, you are going to have to deal with the now nonpaying tenant and their items.

Better all the way around to get the tenant to move out and be done with it.

Yeah, I gave her till the first as that is when the lease ends anyway. I'm just praying she leaves without having to go to court. It seems like the tenants have way more rights than the land owner.

Thanks for the insight Nicole, I never considered the possible damages and hassle it would be to deal with them in jail.
