A therapy animal and an emotional support animal are the same thing. Either term can be used to describe the animal. I say "animal", because it can be a dog, cat, miniature horse, pot-bellied pig, ferret, etc. And they don't "do" anything, except "be" there for the person who needs the support. You need to read up on the Federal housing and civil rights laws. Many tenants have, and many are trying to get an animal in the rental under the "therapy" guise. That's why all LLs needs to know and understand those laws. You can get in trouble for not allowing a true therapy animal in, free of charge, or for charging extra rent or deposit for it.
