Most all LLs use the 3-4 times rent amount as a minimum amount of net income to be able to afford a place. You are at 31/3 times the $1500, so you are fine in your expectation of $5000. About sec.8. Unless your city has established the "lawful source of income" rule in their civil rights laws, then you can still deny taking a sec 8 person. However, if you do take an app from a person wanting sec 8 housing, you run it like you would any other app, and deny that person on the same things you would deny any other person on-----evictions, criminal background, credit, etc. Sec 8 does an inspection of your property, before they will let a sec 8 T move in. Will yours pass? They are especially picky on the lead-based paint in all homes built before 1978, and if children under age 6 are going to be living there. And, NO, you cannot tell ANY family that you will not rent to people with children (of any age). You would be wise to call sec 8, and find out from them, what you can and cannot say or do-----BEFORE you get into trouble.

I would rather sell my property at a horrific loss than rent to section 8.

speaking to tenants, can I set a limit on # people living in the house?

We're open to kids - our house is VERY near a great K-4 school and we had kids ourselves there but we don't want more than 4 people living in the house. We had 6 with our first tenant and it was a disaster.

    You need to be very careful about accepting advice of this nature from an Internet forum, especially if the information is coming from G. Every state has specific laws about how section 8 housing is handled. Does your state require certification or inspections?

    You need to be careful that you aren't discriminating unintentionally by having different criteria for different people. Your requirements for income, credit, & rental history should be spelled out clearly in your application and applied uniformly to all applicants.

    Also be very careful regarding limiting the number of people unlawfully. You could be opening yourself up to discrimination based on familial status.

    You need to educate yourself on the housing laws of your home state.

    Common practice for LLs, and HUD guidelines, is for 2 people per bedroom, so 6 people can be in a 3 bedroom house. And you cannot tell people how to live. So you cannot tell a T they cannot have a 12 yo girl, and a 10 yo boy sleeping in the same bedroom. You cannot impose your beliefs on your Ts. If someone wants to push the issue of you wanting only 4 people in a 3 bedroom home, you could be in trouble with your local or state civil rights people.

I find that T's are looking for good LLs. I keep my units clean, easy to maintain, and the rent is set by the area. I take section 8 T's. They are my best tenants!! My property has 6 townhomes on it. The T's on section 8, is guaranteed monthly income. Portion coming from the government and the rest from the T.

I'm having a harder time with millennials! For some reason or another, they don't follow rules nor pay rent on time.

I would recommend a good screening process for applicants. Charge a application fee. if you require 3 times the rent as income. then section 8, is considered income.
