She got into a storage shed where I keep tools and appliances by sawing open the hasp and just helped herself.

She texted me last night telling me that the water pump was out and since next week is going to be 109, when was I getting it repaired.

I've really paid attention to the advice on this board and did several steps reccomended here.

***PHOTOS
I didn't remember a swamp cooler at that property, so I looked at the photos from the pre-move in walk through. A window A/C. No cooler.

***LPA RENTAL AGREEMENT
I had taken photos and notated what appliances were being furnished.
I checked the rental agreement; no cooler.

So I asked her about it.
She said that she had found it in a shed and she and her boyfriend had put it in.

I told her that my handyman would be by to REMOVE IT.
She wanted to know how she was gunna stay cool. She doesn't want to havta spend the day in her bedroom. I offered to have my handyman relocate the A/C into the livingroom.

The city provides transport to cooling stations here in town. The school auditoriums are open and set up for day and overnight stays. Many people can't afford the Edison bills and this is a big help.

** I had a big evap cooler in the house and she didn't want it, so I put in a large window A/C that can cool the whole house.

Is evaporation cooler, swamp cooler, and dehumidifier, all the same thing----just a different way of saying it? Anyhow, If it wasn't being used before, and now it is, why bother to remove it. If it keeps your T happy, let her keep using it. True, she should not have "stolen" it, but what's done, is done. If the water pump went out, get it repaired asap. It's your responsibility to do so. Call several repairmen, and go with the one who can get it repaired the soonest, even if it costs a little more for sooner service. This intense heat is going to affect EVERYBODY. Do not make your tenant "pay" , just because you are peeved about about her "stealing" the swamp cooler.

The bigger problem is sawing the hasp to get in to a locked shed. SHE'S A THIEF-GET RID OF HER ASAP
