It sounds like you are sending notices once a month. If that is the case, you are fine so far. It is no different than any business sending a statement for an account.

...but, since she said to stop sending notices, I suggest you accomidate her for now. Send one more letter in response that you received her request and that you will not send any more notices for the time being, but once the unit has been rented, you will send a final statement of all amounts due. this informs her that youa re not relieving her of her responsibility even though notices are not being sent. Later on, send that final statement with a passage that says she may avoid legal action if the balance is remedied within X days...hopefully you two will work something out.

Since your situation is becoming confrontational, communiate with her as little as possible and only in writing if possible.

...and you will likely only be able to collect 1 to 2 months rent if you do go to court (unless the unit was left so damaged that it took excessive time to repair). If you can negotiate out of court for a reasonable settlement, do so. If she won't come to the table, fiel for the entire amount and let the judge decide.
