Do you have it in your lease that you can charge him late charges when he is late? If you do, are you charging them each month? Late charges do 2 things. They "try" to prevent the T from being late by assessing extra amounts for being late. Sometimes it works, sometimes it doesn't. The other thing late charges do, is compensate the LL for their extra time, and costs of notification letters. As long as you GET the late fees, and the T does not go past the 15th of the month, just keep the T till the end of the lease, and then either raise the rent by $50-$100/ month, or simply tell the T to move. Besides, you will have about a 5% chance of a judge granting you an eviction bases on late rent payments, ESPECIALLY if you are getting compensated for those late payments.

Agree. The OP has already made it through 6 months, why not just complete the year instead of creating unnecessary problems.

      That's what I would do at this point. Then end their lease at the one year and find someone better. Unless you want to try putting the current tenant on a month to month at the end of the one year.

      And maybe with future tenants post the 3 day notice as soon as they are late with the rent. I think sending your reminders and delaying may have trained this person that's it's okay to pay late.
