Need some tips for court I believe I have a good case.. I want to make this as painful as possible for them .... Like I said before even if I get a judgement and can not collect that okay too.I will turn it to collection for more pain...

just curious why you think this will be "painful" for them ... it won't be.

Go in, present your facts clearly, cleanly and accurately. Anything else won't benefit you one bit. Speak up - don't mumble. Don't hem and haw. Speak clearly. Don't shuffle through paperwork. Have your facts and numbers down cold. Facts, not emotion are what the court wants to hear.

"getting even" with dead beat tenants is a waste of your efforts as it won't bother the ones you're "getting even" with.

"I want to make this as painful as possible for them."

You need a reality check or you're going to lose your case.

Here's what you do in court.

You dress well and show up on time. If you are late, you lose. Judges and courts don't like their time wasted.

If the tenant is late, there's a good chance you'll receive a judgement in your favor.

Present your case when asked to. Bring good documentation, including pictures and video if applicable. Stick to the facts.

Do not speak unless you are asked to by the judge. When you speak do not speak to the tenant, speak to the judge. Do not insult the tenant. Do not interrupt the tenant when they are speaking. Do not interrupt the judge. Do not curse, do not get emotional.

You are entitled to your monetary damages, nothing more. You are not entitled to make this painful for anyone. You are a business owner. Handle it professionally.

They will be sitting at home in their new rental and laughing about how they pulled your strings and pushed your buttons, not caring about you at all!

Did the tenant bounce a check? Considered a felony in some states
