Zillow OMG! - Landlord Forum thread 346872

I've been using CL exclusively but per a suggestion taken from this forum, I signed up with Zillow and posted my apartment for rent. Zillow automatically lists your apartment with Hotpads, Trulia and some other websites. I've been getting 5+ responses per day. I don't like that I had to put my phone number down but I just send all calls to voicemail then respond by text with my list of questions. Still blown away how many people don't read my ad. It BOLDLY states no pets and no smoking and the majority of people do not see this. Oh well...part of the job.

It's been said that half of getting is asking. Pet owners aren't all bad, and the good ones will be willing to pay extra for a good home that will accept their furry companions. I don't blame the tenants for asking. There's nothing wrong with negotiating the terms of a business deal.

I dont mind dogs. Dog ok units are harder to find and tenants are happy to pay a premium for their fur balls. And, my theory, they stay longer.

The problem with Zillow is it makes it too easy for them to respond to the ad with one click of a button. I get way more than 5 a day from Zillow and when I do an online search on the T's name there's often an eviction or felony. They reply to every new housing ad that appears because no one will rent to them.

I prefer CL even though it has it's own problems.
