I dont mind dogs. Dog ok units are harder to find and tenants are happy to pay a premium for their fur balls. And, my theory, they stay longer.

Because my buildings are old and have forced hot air ductwork, the pet hair would get into the ductwork and, despite 4 HUGE filters that I changed monthly, it would spread throughout the building. I haven't allowed pets in 5 years and I've had prospects come in and say, I'm allergic to animals and I can tell that one's been here. I've lost a few good prospects because I used to allow pets.
