I find that T's are looking for good LLs. I keep my units clean, easy to maintain, and the rent is set by the area. I take section 8 T's. They are my best tenants!! My property has 6 townhomes on it. The T's on section 8, is guaranteed monthly income. Portion coming from the government and the rest from the T.

I'm having a harder time with millennials! For some reason or another, they don't follow rules nor pay rent on time.

I would recommend a good screening process for applicants. Charge a application fee. if you require 3 times the rent as income. then section 8, is considered income.
