I failed to mention, I think, I already have new tenants who eventually want to buy the place...we know them!

No, they didn't pay for July, and now we are nearly into August.

So here we sit waiting for them to leave and they haven't paid us anything...and we have people willing and eager to move in yesterday.

So, where, exactly, is the tenants incentive to move out? They didn't pay you rent for July, and you did nothing. Are you going to continue to do nothing, and see if they are still there on Aug 15? What are you going to do on Aug 16, if they are still there? And your new Ts-----they are not going to wait around forever for you to remove the current Ts. At this point, WHILE you are "waiting", contact an attorney, tell him your story, and do what he says, or you may be "waiting" for Xmas to come, to see if your Ts will move then, or not.

When things go south near the end of the tenancy and I face problem Ts I just tell them If they leave the place reasonably neat and get out in 5 days I'll give them their security deposit back when they give me the keys. It has worked the 3 times I've decided to use it. It makes things happen fast and keeps you out of court.
