I am able to appeal but don't see the point when I don't feel there is a level playing field.

As for the reason for the car cover being the cause, there was no mold in that area prior to this tenant, this was new construction in 2003, there was no water damage or leaks in the wall - photos were taken when the wall was opened up and the handyman (who has experience in dealing with leaks and mold) testified, there has never been a leak from the sink or washer prior to this tenant, she never reported any leaks or moisture problems to me during tenancy, and finally, the pattern of mold on the wall showed something wet being pressed against the drywall - the mold pattern showed lines where the cover was prevented from touching the drywall because of the legs of the laundry sink. Behind the sink legs there wasn't any mold.
