What specifics did the judge cite as to why he ruled in favor of the tenants. Did you handle their security deposit in accordance with your state law?

We are missing information here - specifically what exactly happened in court.

I did handle the security deposit according to state law, and returned the balance to her. She refused to cash the check and claimed she didn't owe anything and then sued me for the full balance. The court said that I would have had to see the car cover wet under the sink, which I don't see how I could legally have done. You have to give 24 hour notice to enter, so it would have been dry by the time I entered. I saw the car cover under the sink two times shortly before she moved but it was dry (both times she'd been away for at least 12 hours).

You're right...missing information. The problem I see is that in order for mold to grow, it must have a continuous source of moisture. Landlord stated that "the mold had moved through the wall to the other side and had gotten into the insulation". That to me ,means that there was a continuous source of moisture. I doubt that the car cover was wet enough that often, besides the landlord stated " I see it hanging up and also stuffed under a laundry sink on two occasions".

    I've done a lot of mold research since this cropped up. Mold doesn't need a continuous source of moisture, it needs moisture to start to grow, once established, it can continue to grow from the moisture in the air.
