If your lawn is well landscaped and you want to keep it that way, it would ultimately be best to include the cost of landscaping as part of the rent. Even the best tenants will not take care of a lawn as well as the owner will - it's subjective how good is 'good'.

Yes, hire landscapers and add to the rent. Tenants will nevah evah keep a lawn the way you'd like it.
