My tenants (two women and their children) are MTM now after a 18 mo. lease. They are Title 8 paying about half rent themselves. I need to make repairs mandated after inspection, mostly due to things like removing and destroying poarh light and other things. One women wants me to sign the form and not make repairs. I can't do this. She stalled until I gave her the choice of 3 days. Still she said no. then I gave her a 42 hour notice. At this point she began texting me with things like I am unstable, she won't take calls because I'm venomous I'm damaging her health and of course stating I'm abusing her tenant rights. In 3 years this is the first time I've needed to enter the house. I want them gone. It's really upsetting for me to be insulted and I think there's something they're hiding. One is also pregrant. Howe can I get rid of them?

Post 30 day notice and send a copy to the person who did the inspection. Save any text messages for court. A judge may take her own words about you. And help her to move from what she calls an un-healthy house. Expect to have a bit more damages, but at least you can start new.

I would contact whomever made/signed the report and inform them of the situation. I would also contact Section 8 and tell them you're giving the tenants a 30-day termination notice for non-compliance and for blocking you from making the required repairs. If you don't make the repairs, Section 8 will end their agreement with you anyway.

I'm in agreement with Fred and Anon. Send the tenants and Section 8 a 30 day notice of non-renewal TOMORROW, to be out by Sept 30. Send it both regular and certified mail, and post a notice of it on their door. You should get rent from Sec 8 for Sept. but nothing after that. If the Ts do not pay their portion of Sept. rent, start eviction procedures against them for non-pay of rent. Don't say anything about the items you need to repair. Once Sec 8 gets your letter, they won't want back in to do a re-inspection anyway. Once the Ts are out, you can fix things up and re-rent it again, just not to a Sec 8 tenant. AND-----don't go over there to do any repairs till they are out. As the anon said, Sec 8 will not pay you anything if the repairs are not done. Once completely out, take pics of all the damage done, and get the deposit statement out within the 30 day time frame.

You have not entered in, or inspected the interior in 36 months? Wow, you may be in for a surprise!
