I wouldn't do that. The lease needs to conform to Arkansas landlord tenant law if that's where the property is. Some things (for example) that will be different will be notice for right of entry into the unit, abandonment rules, security deposit rules, and there may be clauses that Arkansas requires you to include.

    If you mean should it be up to date with the landlord tenant laws in AS as of 2016, yes.

      Should have asked these questions before I used it. Will it be legally binding or should I get tenant to sign a current one from the state the property is located in?
