Yea, I'd say that he turned down your offer as evidenced by staying there in Aug and paying for Aug.

He might decide just to keep the apartment for Sept just to be more of an @ss by living out the month. Personally, I'd want him out. If you're in the Boston area, there's enough moving in Sept that you could find someone quickly.

I'd offer him to meet him on Sept 4 at the apartment. If it's empty and he gives me the keys, I'd give him the prorated amount.
