Lease commencement date - Landlord Forum thread 347670

Lease commencement date by Anonymous (FL) on August 27, 2016 @18:17

If all the paperwork says that the lease begins the first of a given month, is it safe to allow the tenant to move in 2 or 3 days early?

If so, should the paperwork (lease, etc) be changed to reflect the move-in date?

Are you the landlord? Are you allowing them to move in 2-3 days early as a favor, or are you going to charge them some prorated rent?

If you're going to let them move in as a kindness (which is great for you to do) and they've paid all move-in funds (first month's rent, security deposit, etc.) then I don't think you need to change the lease.

No need to change the lease date. Any LL can allow a T to move in a few days early if they want to. It's up to you if you want them to pay you for those 2-3 days. Just be sure the deposit has been paid, the lease signed, and utilities are in the Ts names by the early move-in date if the lease calls for the T to pay the utilities. The rent for the next month also needs to be paid to you by that early move-in date, in cash. Never give keys to a T until the deposit, and 1st months rent is paid, and the utils are in their name.
