I require the deposit be paid at the lease signing. Then the first months be rent paid on the date they are to get possession, which could be 1-4 weeks out past the lease signing date. The utilities must also be in their names by the move-in date. I never collect a last months rent, as all my leases, starting from day 1, are M2M. All monies are to be in cash or money order only, no checks.
