I've been in the business for almost 20 years. In that time, I received maybe 5 reference calls.

#1, #2, #3 - all great tenants. Got an A+ reference from me.

#4 - New LL called AFTER the tenant moved in and turn out to be a problem. Had she called before, I could have told her that would happen.

#5 - Tenant was a problem all the way around. Paid late, complained about everything, played the race card any chance she could get, move in unauthorized people. etc... Gave them all that info. They rented to her anyway. ?!?!?!

When you do call past LL's, sometimes what isn't said is more telling then what is.

I always make an effort to check rental references. I don't know why anyone wouldn't, it usually only takes a few minutes, unless you have to fax something.

    Thanks for your comments. I absolutely do check landlord references, but often I don't get called back or I'll get a response along the lines of "I can only tell you rental dates and rent amount."

    If I decline an applicant for a negative LL reference, how do I handle an applicant with an inconclusive reference?

      I've never had someone do this. Usually they give me more information than I asked for. Have you thought about having the applicant sign an authorization form to check rental references, that might solve this problem.

      To answer your question, if I were able to at least verify dates and rent amount, I would rent to them if everything else in the application looked good. If I couldn't verify rental history at all I wouldn't rent to them.

      I assume that you have 3-5 questions for the previous LL. My last question is "Would you rent to them again?"
      When you ask these questions if the responses is,
      "I can only tell you rental dates and rent amount." That in it's self is an answer.
      Second If I leave more than one message &/or email for a previous LL and they do not return my call or mail…That is an answer.
      When you deny, use phrase such as "Unable to verify Rental History".
