Did you do any screening on this person before renting to her? She sounds irresponsible and has no common sense. Who leaves belongings outside here at this time of year when it can start raining at any time.

You are absolutely correct! I screen very heavily and all references checked out. I too cannot understand the logic behind this behavior and it concerns me greatly. It is totally irresponsible in my book, but I figured between the stress of the move, her dad's illness she might be overwhelmed and not thinking clearly? I really just need some feedback on my ability/rights to tow the line. I know I have some wiggle room as far as the exterior, but the interior appears to be,at issue too. I'm guessing I have to let her do what she wants with her belonging behind closed door, except for obious fire hazards?

    I would give her 24 hour notice that you are doing a safety inspection inside the house a few days after she returns from her trip.

    Leaving empty boxes all over the place like that in a house is a safety hazard (fire). Also cardboard boxes often transport roaches.

    If it's still a mess in there I would post a c/q notice that she has to clean it up.

    Are you the one who will be changing the AC filters at that house? That would be a good way to get in every 2 months and see what's going on.

      I again completely agree with you. She has returned and promised to take care of things this week. I usually have the tenants take care of AC filters. Nothing is in the lease regarding this job, other that proper opperation. This would be a good way to maintain regular access until I see things have improved.But again, my question comes up again... I don't think I have the right to dictate messy behavior as long as things are clean and don't violate fire code? If she wants to store a bunch of boxes versus furniture, can I really interfere?

      as a florida landlord, you seem to be ill informed on your own state landlord laws. its apparent from other post that correct you. " 24 hour notice for a safety inspection" gee?
