It's poor advice. It's the last thing a landlord should do, whether an eviction or non-renewal.
Why loose thousands of dollars having a vacancy when working with the tenant to solve the issue cost so little or nothing. There's a difference in being professional and making money and being a landlord who just reacts foolishly and winds up loosing money.

Yes, I read the post thoroughly and it was no bother. I know what poor advice looks like also. Your advice is just what a non-professional landlord would do.
"Adult daughter moved in instead of mom, and started causing trouble" is just conjecture and based upon an 'other tenant' saying the daughter has moved in. The landlord has no proof either way at this point. So evicting or non-renewal would be a poor response until all the facts are discovered and all other avenues are tried.
So your opinion to non-renew or evict is poorly based on the lack of all facts being known. As stated, there is a difference between a professional response and some knee jerk response. One makes the landlord money, the other causes the landlord to loose money. You are entitled to loose money if that's your opinion, but I believe the OP is also entitled to a more professional opinion.
