It looks like this must be the season for pet problems.
Tenant brought in a tiny little puppy and I saw it by chance; she told me she wasn't going to tell me. So I whip out my Pet Addendum,read it out loud and she signs it. I'm not crazy about puppies because they are so destructive but she already had it.

Two days later, she's blowing up my phone because here she trusted me and I sneaked in a pet fee. How was she going to pay that? And fooey on shots. Vets have cooked up the shot thing to just rob people. And snort! No license either. All animal control does is kill dogs.

I go to my attourney, show her the paper work (outstanding and comprehensive LPA rental agreement AND pet addendum.

File a 3-day to cure. On the 4th day, file and serve a UD.
She answers it with a tick on the boxes for "denies any and all claims" and "landlord is filing in retaliation"

And it's Friday night and I'm a worry-er.
What does that even mean?
I did not want pets. She got one, signed the agreement and then just goes kookoolouie crazy on me.
How does she twist that up into retaliation?

Just got another flurry of texts from her. Dog just died of parvo-hope you're happy now--hope you are proud of yourself--you wanted my dog gone and now you got your wish--I'm just an old (she's 48) woman with no friends, no family, I'm going into a deep depression--I loved that dog---blah blah blah blah blady blah blah.

I've done evictions for non payments before but not for an illegal dead dog. And the lawyer will talk to me on Monday. I guess I'm just searching for kindred LL who've dealt with this animal issue before.

I will bet the rent the dog is not dead.

As soon as this eviction process ends ...ta da. "New" little puppy

You may end up going through this whole thing all over again.

How long is your lease?

Did you talk to her last landlord...and the one before that? Often you only get the truth from the landlord two back because the current one only wants to get rid of the problem tenant.

I bet she has pulled something like this before. This sort of behavior is systemic
