Hello, We rent out a single family home in a residential area. The house next door is also a rental with a different owner. Our tenants have complained to me several times in recent weeks that the tenant next door plays his music really loud at night which disturbs them to the point where their middle school child can't get to sleep due to the music. She has called the police on occasion and I have talked to the owner who told me he would get his property manager to talk to his tenants. Our tenants are very unhappy about the situation, and so I am. What can be done to stop this problem? Thanks for your help.

Advise your tenants to continue to notify the police if the neighbor tenants are violating town noise ordinances. Continue to notify the owner of the property when this happens. If there are enough nuisance calls, he'll be able to instruct his property manager to issue a Cure or Quit notice to the tenants.

They are technically breaking the law if the noise is continuing past the time specified in the noise laws, which is generally around 9:00pm or 10:00pm depending on jurisdiction.

I've had something similar to this happen (loud barking dog next door) and was told by animal control that the tenant needed to make the complaint because they "witnessed" the barking.

Have you talked to the other neighbors around there? If you can get more than one person to call it may have more of an impact.

I've had a similar issue with a tenant and a dispute with the neighbor's tenant. My advice to my tenant was to stop engaging with the neighbor and keep calling the police to register complaints. A landlord cannot control the neighbors. If I lived in the house, my recourse would be to keep calling the police, too. It's no different (unless the landlord actually owns the other property and might actually be able to influence the neighbor's behavior--which is not the case here).
