I am relatively new to owning rentals in the Houston, TX area. I'm coming from CA, where I managed my own properties for 10+ years. Where would I find a good PM, and what would I look for?
I found one that seemed too good to be true, but upon deeper investigation, they wanted my first born child, along with tons of extra fees, to do what seemed to me to be basic management tasks.

And now I find out that insurance companies require a local property manager if the owner lives out of state. Help!

I am amazed. I have property in New York and Florida. At one point I also have properties in Massachusetts , W. Virginia, and N. Carolina. Never lived in any of them. And obviously didn't live in all the states at the same time. No insurance company ever refused to insure them. I wouldn't hire a property management company even if they paid me. I have had local guys that worked directly for me...they would oversee the places, but I managed them, I made all the decisions, etc.
