Recommendation for PMs in Houston, TX area

I am relatively new to owning rentals in the Houston, TX area. I'm coming from CA, where I managed my own properties for 10+ years. Where would I find a good PM, and what would I look for?
I found one that seemed too good to be true, but upon deeper investigation, they wanted my first born child, along with tons of extra fees, to do what seemed to me to be basic management tasks.
And now I find out that insurance companies require a local property manager if the owner lives out of state. Help!

No such thing as a good PM. If you diy for 10 years in CA, why not do it in Texas? Find a good insurance broker not agent that can shop all policies available.
