I would have a letter signed by both sellers and tenants stating who owns the appliances, window hardware, etc.

If a move-in check list was done with photos, I'd want those.

Also a typed letter signed by both stating that the house was in "perfect" condition when tenants moved in (unless there was something specific they both agree to such as "laundry room floor extremely worn."

The tenants are not required to sign any letters, confirm anything, or be involved in the sale in any way.

The OP is entitled to any documents pertaining to the tenancy from the seller, and should request those as part of the sale along with the security deposit.

The tenant, again, is not required to sign anything or be involved in the sale whatsoever.

This is a business transaction between buyer and seller. The tenant is not involved in the business transaction. The only thing required of the tenant is to begin sending the rent to new owner on XX date, which should be communicated to the tenant well in advance of the next rent payment due date.

Appliances are usually listed in the lease. The sellers got a price they were satisfied with. The buyers bought the house in the present as it is today not 2 years ago and they liked it enough to buy it as is now. If the tenants ddone damage,the seller would be the one losing cause the price would be down and they renewed the lease. Everyone happy! The buyers should note and determine the condition as of now but not 2 years ago . They bought as it is now on a price both agreed on,they got to see how tenants lived,and better yet they didn't have the immediate expense of cleaning ,painting,repairincg,advertising

and time consuming screening, and did not lose out on rent for a month ,may be be longer, seems like a win win situation for all!
