I own the property. It is the old door which I need to photograph. I did the repairs-400.00+ because the tenant obviously told Hud inspector I was responsible. I'm not. I plan to deduct it and also use it as one of my reasons for giving a 90 day notice. She is forbidden to make repairs and she has done them anyway without my knowledge, incorrectly. I don't have access to the property unless for HUD repairs. This was the 1st time I've seen even a portion of the house since Sept.2013.The door always has passed inspection. I believe her 3 pit bulls clawing to get in caused the holes. Do you ever hire someone who doesn't do as you ask. I told him to bring me the door and he said it was too heavy. I want to get the door as evidence. My question should have been what do I need to successfully use a 90 day notice and if necessary prevail in court?
