My Tenant has a signed lease agreement with my business, Continuous Summit Properties LLC. The lease is dated for September 15, 2016 - August 21, 2016. On October 7. 2016 my Tenant notified me via text that she is "EXTREMELEY homesick...looking to go back to MN ASAP." By October 11, 2016 my Tenant had vacated the rental property. I am aware of my responsibility as her Landlord to mitigate for damages, and posted a new advertisement for the room on October 7, 2016. I have since posted the advertisement on various Craigslist sites, emailed over 500 employees in the timeshare business I also work for, and posted online with five different newspapers that are in the area.
My Tenant is requesting that I fill the room ASAP, which is reasonable. However, she is also expecting that I lower the standards used for searching and has even questioned the rental amount I am seeking. She is also demanding that I return her Security Deposit immediately. I have informed her that she will receive her deposit back as soon as I have filled her room with another Tenant. The signed lease dictates that I have 60 days after the natural expiration of the lease to return her deposit.Finally, she is expressing push-back to being liable for her monthly payments until I find a qualified replacement Tenant.
This morning, my Tenant notified me that she passed the lease on to two lawyers to make sure that "what [I] say is true."

Is there a question here, as I don't see one? As far as I can tell, you know what you have to do, so continue on, and get the place rented again. Then send her the Sec. Dep. statement within 30 days of getting it rented again. Your "natural expiration" of lease will hold no water in front of a judge. Once you have a new T with a new lease, the old lease and the old T are terminated, period. "Natural" has nothing to do with it. Total up everything she owes you, deduct the deposit, and in your Sec. Dep. letter, give her 30 days to pay you the balance due. Don't worry about her 2 lawyers. As long as you do everything according to your state LL/T laws, you will be fine.
