Is there a question here, as I don't see one? As far as I can tell, you know what you have to do, so continue on, and get the place rented again. Then send her the Sec. Dep. statement within 30 days of getting it rented again. Your "natural expiration" of lease will hold no water in front of a judge. Once you have a new T with a new lease, the old lease and the old T are terminated, period. "Natural" has nothing to do with it. Total up everything she owes you, deduct the deposit, and in your Sec. Dep. letter, give her 30 days to pay you the balance due. Don't worry about her 2 lawyers. As long as you do everything according to your state LL/T laws, you will be fine.
