This is all the more reason you need to Google NY LL/T laws. If you don't follow your laws exactly, about evicting a tenant, the T could stay there for several months, paying you no rent, until you can LEGALLY get them out thru the court system. You may even need to contact an attorney to help you evict them. Don't wait. Do it tomorrow. The longer you wait to evict someone, the more money you will lose. And usually if there is no lease to be found, most states LL/T laws cover the basic lease agreements. So find those laws, get an attorney, or do both. But do it asap.
