Well I won my breach of lease case....now the collections.iI know it's just a piece of paper but, boy it feels good.
The ex tenant is a Government employee does any one know what next steps are for collection? I planning to do more research once I recover from the court drama.

Well...congrats!

Now..where did you win? If you won this in housing court...NY will not do a money aware unless the tenant was there for the hearing. So, if you won without the tenant coming...you must turn around and file in small claims too. NY doesn't streamline this like some other states.

Many of the counties in NY do not automatically report the case to the credit bureaus...so, you want to check with the court clerk and be sure this will be done.

Finally.,,the easiest way to do this, give the employment info and a copy of the judgement to a court Marshall. He will charge you $50 and he will do the leg work to file the wage garnishment and get the collections for you. (It might cost more in different counties,,,I only ever did this in Monroe).

Oh, I see you have posted here before seeking this info.

When you go back to court clerk, ask there if they have process servers that also handle garnishments.

I doubt the sheriff will do this. It is a civil issue .. Sheriffs are involved with criminal issues.

Look for process servers...they are often the same business that will take on this too. That is, provided you bring them all the info. They do not do "skip trace". So you need to have all the info ready for them.

Good for you, Morris! It does feel good when the court agrees with your rights as a landlord.
Now, you can proceed with garnishment.
