JOINTLY and SEVERALBLY

??

If it does, you can go after either one for the total amount.

If it doesn't then you will have to get a judgement against both, as either can duck because you didn't allow to sever their names and hence their cases. Then figure out how to pursue both for the total.

Usually leases use that "SEVERALBLY" clause for this reason

No, the Cosigner agreement is a stand alone document included with the lease.the co signer is a guarantor for the tenant and the agreement states that guarantor is respondable for all if the tenant defaults in any way.
