I sent him this before I read your advice:
"I am so sorry about your accident, but this had been for more than 3 weeks, actually we are talking about having it done since May, this is 5 months ago.
I think $60 it is a very fair price and wood take from you the responsibility of doing it and focus in your recovery.
Since I had been there for the signing of the renewal, not front nor back yard had been taking care, it had been very neglected, not to mention the complaints of the neighbors about the odor from the dogs feces. (I had more calls this morning about this too)
I understand you are in an slowly recovery but I think this is the best , I will have the landscaper going there to clean before the end of the month and you can pay the $60 with your November rent.

I will send this also by mail and certified mail and I will add in the letters what you said but I can not charge 2 fees violation fees and landscaper because I do not have it in the agreement , the agreement only says that if he doesn't take care of front and back yard I can go and get a landscaper and charge him only for landscaper.
I will have this done because city sent the later in February about the weeds.
After that I should to have the back yard done the same way. He doesn take care of it! not to mention the problem with the dogd feces and other problems, he sublet the place, a few months I sent to do some repeairs he asked and a few thing were damage, etc........
thank you so much for your advice! I hate when they want to intimidate with lawyers!
