Tenants signed one year lease term and decided to move out earlier (5 months earlier), what is the law for early move out damage charge?

Damage is damage. The LPA has a damage charge off form that I give to the tenant, along with other forms I give out when they move in. I also have a list of all forms I hand out that the tenant initials. I keep it with all the various forms, bills, repairs and receipt book.

I had a tenant move in and move out in two months. The house was freshly painted and I had photos of every concievable angle and area.

Her daughter had been in and out of rehab and my tenant was taking care of her very active and artistic toddler. I had a crayon and marker boarder through out the house. She did NOT want to pay for repainting the whole house. Or to repair the fork gauges on the window sills.

I'm not sure if you are asking about normal wear and tear over just two months or if you are trying to justify docking her for leaving prior to the end of her lease.
