I meant how I can charge tenants for early move out (breach lease contract for one year lease term) per CA law?
Tenants decided to move out 5 month prior to end of term.

In pretty much all states, you must attempt to try to rerent it again asap. You cannot just let it set vacant for 5 months, and then go to a judge and ask the judge to grant you 5 months worth of back rent. It's called mitigation of damages. Besides, there is no guarantee that you will ever collect anything from your former T. Your fix up of damages, and advertising costs can go against the tenant. Also any utility costs that the T was supposed to pay during that 5 months but you ended up paying. You also must try to get the same amount of rent you were getting when the T moved out. So you see, you cannot establish an amount the T owes you, til you get it rented again.
