I gave a 30 days termination lease to a tenantfor many late payments,at the same time she called a city inspector because she said there was a sewer problem. Inspector didn't find anything.there was not sewer problem. It was a leak under furnace. She said it's retaliation against to her and she doesn't want to pay last rent, did I do wrong?

If she still owes you rent for Oct. , give her the standard 3 day notice to pay rent or quit, and then follow through with your eviction procedures. If the "last rent" is still in the future, or she has already paid the full rent for Oct. , then just wait for the end of the 30 days termination notice to expire. At that time, if she is not out, start eviction procedures against her as a holdover tenant. DO NOT accept any rent once her 30 days are up, or you will nullify your 30 day notice. Do not worry about "retaliation", as that will be for a judge to decide if it ever gets to court.
