Can I raise my tenant's rent for having a dog, she didn't have any pets before, but now she is having one. Can I raise rent or just ask for a pet deposit?

I assume that either your lease says "no pets allowed" , or she indicated on her application she had no pets, and you wrote your lease based on that. Yes, that is a lease violation. I'm sure in your state's LL/T laws, it indicates you must give a notice of a lease violation to the T , and then the T decides whether they want to cure or quit (move). If they won't do either, you must go to court to try to evict them, based on that lease violation. If you have decided to let them keep the pet, but want more money for them having one, then you can negotiate with them to give you more money or you will follow through with your lease violation. Right now, you cannot raise their rent, or get an extra deposit unless they AGREE to it in WRITING. You can only raise the rent or get the extra deposit at the END of their lease, by giving them proper notice. Of course, that assumes they are willing to stay there and sign a new lease with the new terms attached. I hope all this makes sense to you.
