I agree. Do not sign a lease for 3 years.

Even a one year lease presents difficulties.

especially in the beginning, having the ability to get rid of a problem tenant by just sending a 30 day notice terminating the tenancy is an excellent tool you would not have if you have a lease. You do not want to rely on the court to help you get rid of a problem. The courts are OK if they don't pay rent, but for any other problem it can be very expensive and you could very well still not get the tenant out, The 30 day notice is quick and doesn't use the courts.

      Ego, no. -----EXPERIENCE !! I, KatieKate, Nicole, Jannie, OK LL, Stephen, Mr Dan, FL. LL, J from FL, and a host of other NAMED LLs all have long term EXPERIENCE and knowledge in the landlording business, all over the country. We all use that experience to help other LLs and Ts when they have questions. There is nothing wrong in agreeing with fellow LLs on something. It not only shows respect for other LLs , but also shows the OP that if several people are all saying the same thing in answer to their question, that that is the way the OP should proceed. Yes, it's true that all the state's LL/T laws are a little bit different from each other---and NO LL can know the exact laws of every state. But in GENERAL terms, they are all similar to each other. So when one of us puts out an answer, its usually in GENERAL terms, not SPECIFIC to any one state. You, anon, are only showing you have a beef against me, and like to use 1-liners to put me down. You don't do that to any others, just me. People coming to this site on a regular basis, see what you are doing, and will eventually either say something to you, or just pass over your commentary altogether. If you disagree with something anyone says, defend your position with a whole paragraph about the QUESTION, and not about the person. That not only give people a different perspective to a question, but allow them to comment on YOUR answer. Have a nice day, G.
