I just spoke with the Director of the MA Childhood Lead Poisoning Prevention Program, and he said to sign the lease and post-date it for December 1, which is the move-in date. The person who mentioned the issue about potential discrimination was correct, according to the Director, which has even worse legal ramifications than violating the lead law, should the prospective tenant pursue that route, so I'm going to move forward with the lease. I will collect the first month's rent and SD on December 1. At that time, I will provide her with the final inspection report and the full certificate of compliance. I had contacted the program before, but didn't speak to the Director, so I wasn't clear about how to proceed.

I just wanted to share this information with everyone, now that I know what to do.
