Mary, why on earth did you allow 3 dogs on your property from the beginning? Now I don't feel sorry for you any more. I allow only 1 SMALL pet in any of my rentals. You were asking for problems from day 1, if your lease said they could have 3 dogs. You want help from this forum, and we on the forum have responded to you. BUT----- have you actually DONE anything yet, other than send people over to LOOK at things? Have you repaired ANYTHING yet ? Have you sent the tenant ANY letters yet. You need to actually DO something, besides writing to this forum for help. A LL has every right to repair things on their property at any time, no matter WHO caused the damages. If you want to go over there every week to pick up all the dog poop in the yard, you can do that. Who ends up paying for it, usually will need to be fought out in court. Until you get him out, the damage being done by him or his dogs will continue. If you send him a 60 day notice NOW, for him to be out by the end of Jan. when his lease is up, he could still hold over past that date , and you would still have to take him to court to get him out. But you stand a LOT greater chance of winning in court from him being a holdover tenant, than for any other type of lease violation. My suggestion at this point-----call several attorneys on Monday, til you find one that is well-versed in LL/T law, and follow his/her advice.

All front and back yard had been done and repaired, and he will be charge in December rent for the cost. All letters first class and certified letters had been sent.
He did the contract with just one dog, he add after the other 2, but in lease agreement shows only 2 small dogs.

if you cannot provide actual helpful advice, then you need not reply. no one needs to be scolded, criticize or berated for asking for help with their problems, especially by someone as you with no class or professionalism. your advice has repeatedly been shown to be incorrect and harmful to those seeking help.

I agree. I allow up to two cats and/or dogs, and that depends greatly on the dog breed, I don't allow just anything.

If the "pets" were small things in a cage, like hamsters, I might allow more, but three dogs is too much for a rental.

    The reality it is that he brought one dog in the lease agreement, When the handyman went there for repair found two dogs, I asked him and he said: "I am babysitting for a friend who is in a trip" Of course I do not believe him , but that how started, It is so much control you can do ! I do not live cross the road, and after When he renew I asked him to write the pet form with all the info and as I saw a third dog and asked and he said the same story , "Iam just babysitting"
    There are small dogs though and the same I do not accept any breed. But now I found out he has birds inside the house too!
