I'm confused--the tenant broke the sprinklers?

Do you live in the same area of this rental I would get out there personally and find out exactly what is going on with the plumbing.

And unless this tenant is on month to month or near the end of a lease term so that you can easily terminate without filing eviction, hire a lawyer to find out best path to get rid of him. It sounds like you're in over your head.

The landscaper fund some sprinklers that in fact were broken, I suspect the dogs did! But I know that the grass was so high that the landscaper couldn't see where it was the sprinklers and he broke 2.and I know this because my husband was there and saw him doing it, but it was no way for the landscaper to see them.
So eventhough the landscaper broke 2 it was 7 in total broken, and this wouldn't had happen if he was taking care of the landscaping as the lease agreement state!
Today he told me he is allergic to grass!
I guess he is allergic to grass but not dog waste!
