Not sure how to evict former tenants son

Tenant was 17 when lease was signed this time last year, he is now 18. Dad is moving out, lease ends today in-fact, but son has informed him he will not leave. I don't know if he can be considered a squatter holdover or licensee holdover. He was on the lease as an occupant because he was under 18 when signed but we clearly never took money from him as he was a minor and his parents were on lease as tenants and responsible for payments. He told his dad to tell us to evict him. Not sure what forms to actually file. I keep getting wrong info and city gave me the nonpayment petition to recover possession of real property which doesn't make sense to me. Any insight would be appreciated. Thank you.

Obviously, he's been there 30 days but is planning on staying. You can give him an application and if he qualifies, a rental agreement.
THEN Give him a 3 day eviction notice and attach the LPA form that outlines how thoroughly an eviction will screw up credit.
Then HIRE an attorney. Not a paralegal. Do not try this on your own.
*Many tenants think the can will their house/ apartment to a friend, as if it "belongs" to them.

Because Dad and Mom and Sonny Boy will get wrbvecked credit over this. Even though Sonny Boy was just an occupant, name him on the US along with John and Jane Doe's 1-99. Everyone known and not known must be evicted.

Take the father to court as he was the person who leased the property. And he is the one who has to return the property to you. Plus your more likely will collect from the father than the son.

It is the Dad you will file eviction on.
Tell him...the holdover is HIM..not son. Son is and was just part of the family. It is up to DAD to vacate himself AND his family on time.
Advise dad...the eviction will be on his record...not son. HE needs to vacate completely and leave the place empty for your next renters.
I would post the warning, mail the warning, and call Dad too.
