the cleaning fee is the cleaning fee no matter who does the work. the vacating tenants do not need to know who did the cleaning. your itemized list of deductions to them simply has to list the cleaning fee. if you are acting as your own property and/or maintenance management company, you are certainly entitled to the materials/labor fees! save all your expense receipts and make receipts for all your labor fees to keep with your tax documents. good luck in your biz and value yourself and your work.
